Pressure Washing Cost Guide for Dothan and the Wiregrass
Pressure washing is one of the more affordable ways to improve how a home or business looks, but prices vary widely depending on what is being cleaned and how dirty it is. This guide pulls together typical national-guide ranges from published cost guides so you know roughly what to expect before you call. They are not local quotes, and Dothan Pressure Washing Pros does not set prices. We are a referral service; the independent provider you are connected with sets the price. Figures are rounded typical ranges drawn from national cost guides and contractor pricing guides (such as Angi, Fixr, HomeAdvisor, HomeGnome and Housecall Pro) and are shown for general planning only. Local prices in the Wiregrass may be higher or lower. Only a written quote from a provider counts.
What raises or lowers the price
- Size. Square footage of siding, concrete or roof is the main driver. Two-story homes take longer and need ladders or extension equipment.
- How dirty it is. A home washed every year cleans faster than one that has gone five years without. Heavy algae, moss or lichen takes more solution and time.
- Specialty stains. Red clay, rust, oil and tannin stains often need separate products and are frequently priced as add-ons.
- Surface type. Wood, painted surfaces, stucco and composite require more care than concrete.
- Access. Steep roofs, tight side yards, heavy landscaping and no nearby water spigot add time.
- Bundling. Booking a house, driveway and gutters together often costs less than separate visits.
- Minimums and travel. Many companies have a minimum job charge, and rural properties farther from a provider's base may carry a travel charge.
How to compare quotes
When you compare prices, make sure each quote covers the same work. Is the house wash soft wash or pressure? Are soffits, porch ceilings, screens and gutter faces included? Are pretreatment and post-treatment included on the driveway? Is stain removal extra? A low price that leaves out half the job is not a bargain. Ask for every quote in writing.
Do it yourself or hire it out?
Renting or buying a pressure washer is tempting for a driveway, and many homeowners clean their own concrete. Siding, roofs and wood are different. Too much pressure can strip paint, force water behind vinyl, splinter wood and knock granules off shingles, and working on ladders or roofs with a pressure wand is dangerous. For those surfaces, many homeowners decide a professional soft wash is worth the cost.
A word on licensing and insurance
Alabama does not have a state license written specifically for pressure washing or soft washing. Providers generally need a business license from the city they work in, such as the City of Dothan, and some counties issue their own business licenses too. Because there is no state trade license to look up, proof of insurance is the more useful thing to ask for: a current certificate of general liability insurance that covers damage to your property, plants or vehicles. If the job grows into repairs, painting or carpentry, ask whether any other license applies to that part of the work. Inside Dothan city limits, the city requires a business license for anyone doing business there, handled by Business Services in the Finance Department, and those licenses expire every December 31. Houston County issues its own license through the Probate Office. A provider who works in Dothan regularly should have no trouble telling you they are current.
